Where should you start?

The caderneta predial is our starting point: it records the property’s tax registration, location, characteristics, registered taxpayers and tax value. That tax value is not an estimate of the sale price.

The certidão permanente predial gives access to the land registry position and pending registration applications. It complements the tax record when checking descriptions, ownership and registered charges. One does not replace the other.

Where applicable, deal with energy certification before marketing and include the required information in the advert. Confirm applicability, exceptions and validity for the property.

Review permitted use, works and information held by the relevant authorities. Simplification of documents at transfer does not establish that a property complies with planning requirements.

Co-ownership, inheritance, powers of attorney, mortgages, tenancies, condominium charges and pre-emption rights may change the steps required. There is no universal list proving that every home is ready for sale. Confirm the requirements with the competent entities and professionals.
