Selling your home
with a mortgage.
An outstanding mortgage needs to be coordinated with the lender and the professionals handling completion.
01
Confirm the actual position.
Identify the loan, registered mortgage and parties involved. Outstanding capital, the amount needed to settle on a particular date and the expected sale proceeds are different figures. Ask the lender for the information that applies to your agreement.
Do not assume that the sale price will cover every amount due or that the mortgage disappears simply because a buyer has been found.
02
Coordinate before agreeing completion.
Contact the lender
Request the process, notice requirements, settlement figure and applicable charges or exceptions for the intended completion date.
Check the registry and documents
Confirm the registered position and what is needed to discharge the mortgage and complete the transaction.
Agree the sequence
Coordinate the lender, seller, buyer and professionals so payment, discharge documentation and registration can be dealt with correctly.
03
Check your agreement, not a generic percentage.
Early repayment rules, charges and temporary exemptions may change and depend on the agreement. We do not quote a universal fee or calculate your tax position. Confirm current information with the bank and appropriate advisers.
RIDIUM helps coordinate the sale and gather the documentation through to the deed. This does not replace the lender’s instructions, legal advice or a financing decision.
