For properties subject to certification, prepare a valid energy certificate before marketing. Include the required energy information in adverts and make the applicable information available to the buyer before the relevant contracts. Exceptions and specific situations require confirmation; do not assume that an old or vacant home is exempt.

1. Check existing documentation

   Confirm that any existing certificate relates to this property and is valid. Do not use a neighbouring unit’s rating.

2. Contact a qualified expert

   Use the SCE professional information. Ask what the quotation covers, which documents are required and the expected timeframe.

3. Arrange access and information

   Prepare the documents, plans and details of systems or works requested for the property. The expert should confirm the list.

The certificate reports energy performance and improvement measures. It does not determine the asking price. Certification costs include the expert’s fee and applicable registration; confirm a quotation rather than assuming a universal fee or a guaranteed new rating after works.
